There are a lot of great loan programs out there that will allow you to have little to no down payment. Veterans with home loan entitlement can finance up to 100 percent.

In Columbia County, we have the opportunity to take advantage of the USDA Rural Development loan that allows households with income under 120 percent of the median income limit to finance up to 100 percent. Learning if your income will meet these requirements is as simple as having a mortgage professional with program experience look at your income documents.

Guild has a proprietary program where you put 1 percent of your sales price down and Guild gifts to you 2 percent to get you to a 3 percent down payment. _If you would like to see if you qualify for this loan, just give us a call.

FHA allows for as little as

3.5 percent for a down payment and there are several great conventional programs ranging from 3 percent to higher down payments. _
