You're moving. You might as well get packing and "move out half-way." Half of your stuff can go. This is temporary. Get a pod or storage unit, or just give stuff away. Your whole house will feel bigger and there will be less to distract buyers from picturing themselves making it home.

Don't fall in the trap of thinking the next buyer will be OK living with deferred maintenance. Rather than just starting on projects, get your professional Realtor to suggest the best improvements to get payback. Some pay more than dollar for dollar. This can be a money maker.

Don't pinch pennies and live in the dark when selling. Clean the fixtures. Turn on every light. Add lamps to dark corners. Use maximum-safe wattage bulbs and leave them all on during showings.

Few buyer turnoffs are more powerful than a dirty house. Ask your Realtor's frank assessment. If you have pets, you likely don't smell them daily, but buyers will. Go the extra mile and get a pro in for deep-cleaning .

You don't have to do whole rooms. It's easy to freshen up key areas. Flowers out front, fresh colored accent pillows, and styling vignettes.

Clear off all surfaces of your home — counters, tables, desks. Put away any countertop appliances you can, knick-knacks, photos, etc.

Once you have a clean slate, add one item per surface as a focal point. You can add multiple items if you style them in a vignette, but keep the items simple. A clear vase with either monochrome flowers or just some greenery is a perfect example of something that adds a polished feel without visually overwhelming with "over-staging." Little areas all help create excitement.
