Q: So, let’s get the big question out of the way. Is now a good time to sell?

A: Now is an incredible time to sell. We have had two solid years of appreciation, mortgage rates are still low and buyers remain confident. And this area has such an exciting range of homes. Right now active listings in Forest Grove start at $99,000 and go up to $2.5 million. We have homes dating back to the late 1800s, and then you have all the new construction going in. Because of this, Forest Grove is becoming more and more popular, which makes it a fantastic city to buy into. Plus, you find people already living here downsizing and upgrading all within the same community. When you have such a diverse group of buyers looking to find their next home in Forest Grove, that puts just about anyone’s home in demand. It is not uncommon for homes in Forest Grove to sell for more than asking price within the first few days of going on the market. So, whether you are moving out of town, downsizing, or looking to upgrade, it is a good time to be a seller in the Grove.

Q: Our home sits on our small nursery just outside of town. We’re nearing retirement and would love to keep the house but sell the business and land it sits on. How do we figure out whether that’s possible?

A: Farm land is currently in high demand and some farmers want just the land, without a house, so you may be in luck. One option may be to subdivide your property and sell the land and business, while keeping your house and a newly created small parcel. County zoning will dictate whether this is possible. Another option may be to sell the whole property and lease the house back from the new owners. A Realtor experienced in selling rural properties can help guide you through the process and recommend qualified experts such as land use planners, surveyors and attorneys to help ensure a smooth process.
