Coffee spot committed to Cedar Mill center

Ava Roasteria, home accessories store to join grocery at Timberland development


A locally owned, java-fueled gathering place is among the five tenants preparing to join the Cedar Mill community as part of a new 90,000-square-foot retail development set to open next year.

Ava Roasteria, whose first location at Southwest Second Avenue and Hall Boulevard serves as an unofficial part-time living room in Central Beaverton, will join four new merchants at Timberland Town Center, a $30 million project anchored by Market of Choice, a Eugene-based grocer.

Crews with Tualatin-based Gramor Development broke ground in late September on 50 acres of formerly vacant property at 118th Avenue at Northwest Barnes Road.

Complementing the 40,000-square-feet Market of Choice, an Oregon grocer featuring conventional and natural foods, Zucari Home & Garden will lease 2,360 square feet. Ava Roasteria signed a lease for 2,000 square feet, and B’Tan Sun Studio and La Belle Nail Salon each committed to 1,400-square-foot spaces.

“We’re experiencing active interest in this property,” said Barry Cain, president of Gramor Development. “This is one of the fastest growing and most dense areas in terms of population, economic development, employment and housing.”

Timberland will be a mixture of retail, restaurant and professional space, including a public plaza and a pedestrian walkway that connects to 3 miles of walking trails. The center is designed to integrate into local Cedar Mill, Cornell and Saltzman neighborhoods.

“The eight-acre site we’re developing is part of the much larger, nearly 100-acre Timberland Master Plan that will eventually include 1,100 units of housing, a new middle school and a community garden,” Cain noted.

In addition to close proximity to such large employers as Providence St. Vincent Medical Center, Columbia Sportswear, Nike and Tektronix, the area surrounding Timberland is home to 111,600 residents within a 3-mile radius. The average household income is $93,300 among an employee base of 52,886, according to city of Beaverton census data.

New retailers at Timberland, which is planned to open in fall 2014, encompass domestic accessories, tanning and nail salons and freshly brewed coffee.

Zacari Home & Garden, which opened its first store on Northwest 23rd Avenue in Portland in 2000, offers home-enhancing goods such as fragrant candles, ceramics, wooden sculptures, lamps and gifts for those with a green thumb. The Timberland location will be its second store.

B’Tan Sun Studio, which started in Hillsboro, will open its second location at Timberland. La Belle Nail Salon, which has two locations in Lake Oswego, will open its third salon at Timberland. Market of Choice will celebrate its ninth store opening at the center, the third in the metropolitan area and second store in collaboration with Gramor Development.

Beaverton-headquartered Ava Roasteria opened its second location in 2011 at Gramor Development’s Progress Ridge TownSquare on Barrows Road in Southwest Beaverton. Timberland will be Ava Roasteria’s third location with two more to follow at the expanding Orenco Station development in Hillsboro, set to open in late 2014, and Kruse Village in Lake Oswego, where the fifth Ava Roasteria is scheduled to open by 2015.

Amy Saberiyan, who established the original Ava Roasteria in 2006 on the site of an old gas station, said she looks forward to sharing her 24-hour coffeehouse’s homespun feel with Cedar Mill-area residents.

“It’s an exciting area with a lot of new developments,” she said. “It’s our business strategy to be in the heart of the suburbs. The Timberland Town Center is very much along the lines of what we have in mind. The whole area has a lot to offer, and we have a lot to offer that community.”

An 18-year Beaverton resident, Saberiyan doesn’t rule out expanding her business model — which includes live music on weekends, a range of culinary offerings and outdoor patios — beyond the immediate area.

“I think the sky’s the limit,” she said. “We have a formula and are heavily invested by the young population. I see that as a major part of our success in the future.

“This is just the beginning.”
